Before you can access the portal, your brokerage must be approved as a BFF partner. Submit your broker approval application at bffws.com/become-a-broker-partner. Approval typically takes 1–2 business days.
Once approved, BFF will email your portal login credentials to the email address on your broker application. Check your spam folder if you don’t receive the email within 24 hours. Contact portalsupport@bffws.com if credentials haven’t arrived.
Visit bffws.com/broker-portal-login and log in with your credentials. You will be prompted to set a new password on first login. Use a strong password and store it securely.
Broker admins can add individual loan officers to the portal under your brokerage account. Each LO gets their own login for pipeline tracking. Contact your AE or portalsupport@bffws.com for help setting up user access.
Before registering a loan, confirm pricing in the Quick Pricer. The pricer applies all adjustors and shows the exact rate/point combination. Download today’s rate sheet from the Daily Rates page as a reference.
Log in to the portal and select New Loan Registration. Enter borrower information, property address, loan amount, program, and purpose. A loan number will be assigned upon registration. Save this number — you will need it for all subsequent communications.
After registering, go to the loan file and select Upload Documents. Organize your submission per the program checklist. Required documents vary by program — download the relevant product matrix for the document checklist. Upload PDFs, not scans of physical documents where possible.
Once documents are uploaded, select Submit for Underwriting. BFF will assign the file to an underwriter. Check turn times to set client expectations on review timeline. You will receive portal notifications as the file status updates.
Use the Quick Pricer to get scenario-specific pricing before requesting a lock. The pricer calculates net rate after all adjustors. Today’s rate sheets provide the base rates — the pricer handles the math.
Navigate to the loan file and select Request Rate Lock. Choose the lock period (15, 30, 45, or 60 days), confirm the rate and pricing, and submit. Rate locks are not confirmed until BFF sends written confirmation — do not present a lock to your borrower until you have the BFF confirmation email.
If a rate lock expires before closing, submit a lock extension request through the portal. Extension pricing is based on current market rates at the time of the extension request. Contact your AE directly for extension pricing and timing.
BFF uses ValueLink for appraisal management. Access ValueLink at flexpointinc.spurams.com. Your ValueLink login is separate from your broker portal login. If you don’t have ValueLink access, contact your AE or portalsupport@bffws.com.
In ValueLink, select New Order and enter the property address, loan number, and appraisal type. BFF will assign an approved appraiser. Order the appraisal after the borrower has signed disclosures and the loan is registered in the portal.
ValueLink sends email notifications at each stage: appraiser assignment, inspection scheduled, inspection completed, report in review, and report delivered. You can also check status directly in the ValueLink dashboard. Upload the completed appraisal to the loan file in the broker portal once received.
